The questions you should ask your landlord…

Before deciding to rent a new property, it’s important to ask the landlord or property manager a variety of questions to ensure that the rental meets your needs and expectations. Here are some essential questions to consider:

  1. Rent and Lease Terms:
    • What is the monthly rent and when is it due?
    • Are there any additional fees or charges (e.g., parking, pet fees)?
    • What is the duration of the lease and what are the renewal options?
    • Is there a security deposit required and, if so, how much? How and when will it be returned?
  2. Property Details:
    • What appliances and amenities are included with the rental?
    • Are there any restrictions or rules regarding pets, smoking or guests?
    • How is maintenance handled? Who should I contact in case of emergencies or repairs?
    • Is there storage space available, such as a garage?
  3. Utilities and Services:
    • Which utilities are included in the rent and which are the tenant’s responsibility?
    • Are there any restrictions on internet or cable providers or are these services included?
  4. Neighbours and Community:
    • What is the neighbourhood like and are there any things that would concern you from a safety or aesthetics perspective?
    • What are the neighbours like and is the property located near any noisy or disruptive areas?
    • Are there any community amenities or facilities available for tenants to use?
  5. Parking and Transportation:
    • Is parking included, and if so, how many spaces are available?
    • What are the transportation options in the area, such as public transit or proximity to major roads?
  6. Lease Agreement:
    • Can I review a copy of the lease agreement before signing?
    • Are there any specific clauses or policies I should be aware of?
  7. Previous Tenants and Maintenance:
    • Have there been any recent repairs or maintenance issues with the property?
    • Can I speak with previous tenants about their experiences renting this property?
  8. Future Plans:
    • Are there any planned renovations or construction projects that may affect the property during my tenancy?
    • What is the landlord’s policy on selling the property or terminating leases early?

By asking these questions, you can gain a better understanding of the rental property and ensure that it meets your needs and expectations before signing a lease agreement. We, of course, are happy to talk to you about all of these things.
